We had heard of the Capella Residences last year as the newest fractional ownership project in the exclusive Pedregal area—a 360-acre gated community—near the resort village of Cabo San Lucas, Mexico. The Residences are located beachfront adjacent to the ultra-elite Capella Resort and Spa. We were invited to the launch of Capella Pedregal and, while there, went out to sea on one of the Viking Yachts that are part of the Capella fleet.

This experience underscored the unique differentiator of this club: Along with villa ownership is membership in the exclusive Capella Yacht Club, with its fleet of luxury vessels.

Horst Schulze, president of Capella Resorts and former president and co-founder of the Ritz Carlton hotels, and Juan Diaz Rivera, the development principal whose family owns and has lived on this land for nearly a half-century, told me more. “The distinctive entrance to Capella Pedregal is highlighted by a 1,000-foot-long Dos Mares tunnel through Pedregal Mountain—one end of the tunnel is Cabo San Lucas and the Cabo Marina, and the other end of the tunnel is a spectacular and remote 24-acre beachfront setting, home to Capella Resort, Spa and Residences. The tunnel is to be used only by owners and resort guests of the Capella Resort.”

This sense of elite exclusivity created by the Dos Mares Tunnel is carried further through the cachet of the exclusive Capella Resort and Spa itself, located near Land’s End—a famed rock configuration—where the Pacific Ocean meets the Sea of Cortez.

Each Capella Residence is 3,600 square feet with 13 three-bedroom and 18 four-bedroom villas offered. Each has two private plunge pools and generous outdoor terraces with a fireplace and a fire pit. In addition, there will be a full-time Major Domo, a private native-speaking concierge/cook for each villa who will shop in the local markets and create Mexican specialties, if desired.

For the 1/8 fractional interest, each owner receives up to 10 weeks of villa use per year. As of this writing, fractional prices range from $445,000 to $515,000 for the 1/8 share. —Susan Kime
